What legal services do you provide?

We offer complete legal support during property purchase like title verification, agreement review, compliance with RERA and other regulations and registration assistance to ensure clean ownership.

Why should I get the property checked when I purchase it from the reputed builder or real estate agency?

Property check and quality inspection is not mandatory by law but it is done to safeguard the interest of the property buyer from the various real estate frauds. It can save buyers from dual selling of the same property, defect in title of the property, property not free from encumbrance, charge or loan.

Is it worth to pay money to get the property documents checked before buying?

Property purchase requires a good amount of money, years of savings and lakhs of rupees loan obligation. If you wish and are ready to put all of this money at risk without knowing all the details of the property, home, land or plot to save a few thousand bucks, it will not be a good idea.

Do you provide consultation for NRI buyers?

Absolutely. We have dedicated expertise in guiding NRI clients through property purchase in India with respect to taxation and money transfers.

When do you conduct site visit?

We schedule site visits based on client request during pre-purchase decision making and also conduct pre handover inspection for flaws.

What is checked during inspection?

Location feedback, construction quality, deviations from plan, material used in the building, electrical, plumbing and usage assessments etc. as required.

How do you charge for your services?

We have fixed, affordable packages for different service levels. We charge for due diligence and quality inspection separately. Our clients can go for individual service by paying the respective amount. If you are in the business of regular buying and selling of properties, we have a separate affordable pricing with a minimum small fixed charge. Custom plans can also be created based on requirements.

What is your overall service process?

After understanding the needs of our clients, we get the property details from them and initiate the check process and examine all the details and documents of the property online as well as contacting and coordinating with the local authorities and sub-registrar office of the respective city. Once we get the comfort over legal and technical aspects, we start quality inspection of the building, conducted by our experienced engineers and other experts associated with us. After that, we send all these details to our client and our engagement manger will contact and brief you about the findings obtained through inspection and property check to help you with negotiation of prices and take informed decision based on facts.
